Maximum Recruitment Range: $46,696.00 - $49,046.40
Salary Range: $46,696.00 - $77,043.20

GENERAL STATEMENT OF DUTIES: Performs difficult technical work supervising and participating in the maintenance, care and repairs to City owned and leased buildings; does related work as required.
Work is performed under regular supervision. Supervision is exercised over all subordinate personnel.
ESSENTIAL JOB FUNCTIONS:
REQUIRED KNOWLEDGE, SKILLS AND ABILITIES: Thorough knowledge of the methods, materials and equipment required in the maintenance and repair of buildings; thorough knowledge of the occupational hazards and safety precautions of the work; general knowledge of applicable building and fire prevention codes; ability to assign and supervise the work of others; ability to prepare reports and maintain records; ability to use specialized tools and operate equipment related to the area assigned and to train subordinates in their use; ability to work independently.
EDUCATION AND EXPERIENCE: Graduation from high school and considerable experience in the maintenance and repair of buildings; or any equivalent combination of experience and training which provides the required knowledge, skills and abilities.
SPECIAL REQUIREMENTS: Possession of a valid NC driver’s license.
This position is “non-exempt” and is eligible for overtime pay.

ESSENTIAL JOB FUNCTIONS:
- Based upon work orders, makes structural repairs to City-owned structures;
- Supervises, directs and performs tasks related to the maintenance, care, cleaning and repair of City-owned or leased buildings;
- Inspects structures for repairs and prepares cost estimates;
- Organizes, inspects and supervises major building or repair projects with contractors;
- Performs maintenance on heating and cooling units, maintaining services records of same;
- Does minor electrical and plumbing repairs, i.e., doors/locks, ballasts, bulb replacement, toilet repair, etc.;
- Makes prompt repairs to eliminate any reported OSHA or safety violations;
- Special projects as requested by department heads and approved by immediate supervisor;
- Compares in-house costs to outside estimates to assure most cost effective methodology then completes task;
- Installs light fixtures, lavatories, water heaters, toilets and related facilities;
- Develops cost estimates for budget regarding repair of buildings;
- Maintains shop and equipment so as to comply with all applicable OSHA and regulatory requirements;
- May assist in hiring of staff and evaluates the work performance of subordinate employees.
- Installs paneling, sheetrock, carpet, etc; builds and installs cabinets, desks and related carpentry tasks;
- Requisitions necessary equipment and materials;
- Keeps inventory of supplies and orders additional supplies as needed;
- Performs other related duties as required.
